Other additional costs: a refundable early departure guarantee of €1,800, only for bookings of two months or longer. It is paid on arrival and refunded on departure if the full agreed rental period has been completed. It is not required for bookings of less than two months. This is an additional deposit, separate from the security deposit. Utilities total €125 per month, including partial months. Rent and utilities total €1,925 for a full month and €1,025 for a partial month. Insurance at €1 per day (€30 per month) is added to these amounts. These rent and utilities subtotals also exclude cleaning, deposits and the platform’s own fees. For bookings of less than two months, only the €1,000 security deposit is required. For bookings of two months or longer, the security deposit and additional guarantee total €2,800. These deposits are separate from the rent and cleaning fee and are not non-refundable costs of the stay. Electricidad y agua / Electricity and water: Electricity and water are paid monthly. The first payment covers the first period of the stay and is made before check-in. These charges are not reduced or prorated for partial months: €100 for electricity and €25 for water are payable. There is no routine adjustment based on actual consumption at the end of the stay. A normal variation in consumption does not, in itself, result in an additional charge. If significant excess consumption due to misuse attributable to the occupants is documented, the additional cost attributable to that excess may be claimed, with the bills for the relevant period, supporting justification and a calculation of the amount. Any utilities payments already made will be deducted, without duplicate charges. The payment schedule communicated before booking details the billing periods and payment due dates. Servicios incluidos / Included services: On arrival, you will find a few complimentary essentials to help you settle in: 2 rolls of toilet paper and a soap dispenser in the bathroom, along with a basic kitchen kit. These items are provided as an initial courtesy supply. If you need to replenish them during your stay, you will need to do so at your own expense. We do not offer catering services and are not authorised to serve food. We therefore do not provide food, drinks or condiments, such as bottled water, salt, oil, pepper, coffee or tea. Ropa de cama y toallas / Bed linen and towels: The beds required for your booking will be made and ready to sleep in, with bed linen included. Each guest receives two personal towels: one bath towel and one hand towel. You will also find a bath mat in the bathroom. The sofa bed is prepared for the third guest when included in the booking. Regular changes of bed linen or towels during the stay are not included. LIMPIEZA Y LAVANDERÍA: QUÉ CUBREN LOS 130 € / CLEANING AND LAUNDRY: WHAT THE €130 COVERS: The €130 paid at the start of the stay covers standard final cleaning and normal laundering of bed linen and towels. You will receive the apartment clean and ready, with the beds made and the stated items provided. The amount is based on a reasonable number of working hours and routine laundry, without stains requiring specific treatments. It does not include regular cleaning or linen changes during the stay. The final service is mandatory, cannot be removed or modified, and cannot be replaced by cleaning carried out by the guest. IF YOU LEAVE THE APARTMENT IN A REASONABLE CONDITION, THERE WILL BE NO ADDITIONAL CLEANING CHARGES. Additional work may be required due to excessive dirt resulting from a lack of cleaning during the stay, rubbish bags or bottles left behind, large quantities of dirty dishes and food remains, or stains on textiles requiring specific treatments. If this additional work causes the cleaning and laundry costs to exceed the €130 already paid, the justified difference attributable to that work will be deducted from the €1,000 security deposit. A breakdown will be provided, together with the supplier’s invoice issued at the end of the stay and evidence of the condition of the accommodation and the additional work. The €130 is the price of the standard service: it is neither increased nor partially refunded due to variations in the supplier’s usual costs. Work already included is not charged twice, and no additional charges apply for normal wear and tear. FIANZA DE 1.000 € Y DEVOLUCIÓN / €1,000 SECURITY DEPOSIT AND REFUND: The €1,000 security deposit is paid before check-in through a HousingAnywhere payment request, using the same secure payment system as for the other amounts payable for your stay. Once HousingAnywhere transfers the deposit to us, MAS-apartments is responsible for managing and refunding it. Swikly is not involved in HousingAnywhere bookings. The remaining balance will be refunded within a maximum of 30 calendar days of the keys being returned, with justification for any deductions and subject to applicable statutory deadlines. The agreement distinguishes the statutory security deposit from any applicable additional guarantees. OTROS COSTES ADICIONALES: GARANTÍA REEMBOLSABLE DE 1.800 € POR SALIDA ANTICIPADA / OTHER ADDITIONAL COSTS: €1,800 REFUNDABLE EARLY DEPARTURE GUARANTEE: This guarantee does not apply to bookings of less than two months. For bookings of two months or longer, an additional refundable deposit of €1,800 is paid on arrival to cover any financial obligations arising from leaving the accommodation before the end of the agreed rental period. It is separate from the €1,000 security deposit and is not a non-refundable cost of the stay. The €1,800 is refunded on departure if the full agreed rental period has been completed. Leaving early does not automatically mean losing the entire deposit. Only amounts due under the early termination conditions communicated and accepted before booking, the rental agreement and applicable regulations may be deducted. An itemised settlement with supporting justification will be provided, and the remaining balance will be refunded. No penalties will apply where you have the right to terminate without them, and the same loss will not be charged twice through this deposit, the security deposit or the cancellation conditions. PAGOS SEGUROS, CALENDARIO Y CANCELACIONES / SECURE PAYMENTS, PAYMENT SCHEDULE AND CANCELLATIONS: All amounts are paid through HousingAnywhere, using the platform’s booking process and official payment requests. Each request shows what the payment is for, the amount and its due date. For your security, HousingAnywhere holds payments made before check-in, including the security deposit, and normally releases them to MAS-apartments 48 hours after the official start date of the stay recorded on the platform, provided no reported issue has put the payment on hold. This period allows you to enter the apartment and check that it matches the listing. If you notice significant differences, you must report them to HousingAnywhere within those 48 hours through its issue reporting procedure. The release of funds is governed by the platform’s terms and may follow different timeframes in cases such as last-minute bookings. The first month’s rent is paid through HousingAnywhere when the booking is confirmed. If the first payment is €1,800 and the rent due for the partial arrival month is €900, the €900 overpayment is deducted from the second month’s rent. Utilities for the first period and the security deposit are paid before check-in. Cleaning and laundry are paid at the start of the stay, on the due date communicated before booking. The additional early departure guarantee is only required for bookings of two months or longer: it is paid on arrival and refunded on departure if the full agreed rental period has been completed. Subsequent monthly rent and utilities payments, as well as insurance, are paid through HousingAnywhere according to the booking’s payment schedule. Rent and the platform’s own fees are shown separately. The cancellation conditions communicated before booking apply, and any extension requires prior confirmation. Amounts already paid are not charged again. Finalidad, duración y contratación / Purpose, duration and rental agreement: Temporary rental for stays of between 32 nights and 11 months, exclusively for holidays, leisure or recreational purposes, subject to the duration available on the platform. This accommodation is not intended for use as a primary residence or as temporary accommodation for work, studies, medical care or other housing needs. You must sign a temporary rental agreement, provide documentary evidence of the purpose of your stay and specify your permanent residence. During your stay, you must maintain reasonable standards of cleanliness, take out the rubbish, look after the equipment and household linen, and use utilities responsibly. Incumplimiento de las normas y segundo aviso / Breach of the rules and second warning: In the event of a documented breach, an initial written warning will be sent requiring the behaviour to stop. If the behaviour continues or is repeated, the second warning may give notice of termination of the agreement and require the occupants to leave, where the seriousness of the breach and the contractual and legal grounds allow. If the accommodation is not vacated voluntarily, the appropriate legal procedure will be followed. Serious or dangerous conduct may result in legally appropriate action without waiting for a second warning. The financial consequences will be determined in accordance with the agreement, the booking and applicable regulations.
